The HILGARD™ Single Tenant Net Lease (“STNL”) Fund was formed in 2021. This is an open-ended fund targeting single tenant net lease properties with long-term leases. STNL properties with long-term leases can produce not only attractive cash yields with partial tax shelter but also less income volatility. These properties also incur minimal management and capital costs and can provide diversification by use and location.
